Carefully Selected Tenants

Drawn from a continually updated register, all prospective Tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor. Fees will apply for referencing guarantors.

Legals & Serving Notices To Evict Tenants

If there is a "rent arrears" of 8 weeks or over, "Section 8" notice can be served to tenants through our solicitor where fees are applied per notice served.

Serving "Section 21" is free of charge and must give your tenants at least 2 months notice to leave the property.

You can evict tenants who have an assured shorthold tenancy using a Section 21 or Section 8 notice, or both.

Use a Section 8 notice if your tenants have broken the terms of the tenancy.

You can use a Section 21 notice to evict your tenants either:

  • after a fixed term tenancy ends - if there’s a written contract

  • during a tenancy with no fixed end date - known as a ‘periodic’ tenancy
